LIR Industrial Park is located just one kilometer of good roads off the superhighway to Bangkok.  It is on this highway that all container and truck shipments travel to the sea port at Bangkok and it is along this route that you will enjoy the lowest shipping costs (no surcharges for picking up or delivering to a remote location) and the greatest convenience.

Lamphun is the fastest growing industrial area in Northern Thailand .  LIR is located only sixteen kilometers from the heart of Chiang Mai and about ten kilometers before you reach Lamphun.  The commute for employees, most of who may live in Chiang Mai, is a mere 15 minutes from Chiang Mai’s center making it more convenient for your executives and employees.

Property inside Chiang Mai proper is too expensive for industrial use and there are restrictions about what activities are allowed inside the city limits that might affect you.  Inside the city you find traffic congestion and narrow streets that can’t be negotiated by large vehicles.  Outside Chiang Mai you can find abundant agricultural land to locate a factory or warehouse, but if you are not on the major shipping route you will find it difficult and expensive to ship or receive containers or large trucks.  You may also have to fill (raise) the low lying rice lands and create infrastructure such as drainage, electricity, water etc. that will make these locations surprisingly expensive to develop.  The roads leading to your location need to be considered as well.  Low lying phone and electrical lines that cross the road into people’s homes are common here and will need to be raised to accommodate container trucks.  What may first appear as inexpensive rice land outside the city may well be an expensive proposition to properly develop for industrial use.

The infrastructure at LIR Industrial Park is ready and waiting.  Dividing the costs of creating this infrastructure among the many tenants rather that bearing the full weight of these costs adds to the value of locating at LIR.

If you are aware of the difficulties involved in finding able and honest contractors that will build to your specifications you will appreciate working with LIR.  We have our own work crews that will build to our standards at the best possible price.  We are, in effect, our own contractor and thus can control quality and cost.  Without the specific knowledge of how to build here in Thailand and without control over the laborers and material costs, most foreigners find it a nightmare to stay on budget and maintain their standards of quality.
